Torch Down Roofing, also called “torch on” roofing, involves rolling out sheets of modified bitumen and applying it to the roof with a handheld propane torch. Although the sheets create seams, the heat melts those seams together, creating a waterproof seal. It’s a roofing system that can be applied to both flat and sloped roofs.
It’s an easy roofing system to repair since patches of the membrane can be added to any broken seam and torched into place.
Bitumen is an asphalt compound, and the torch down membrane layers are made from asphalt that has been modified by a polymer like plastic (APP) or rubber (SBS). It’s known for its strength and ability to withstand expansion and contraction without cracking or melting.
There are different types of torch down materials that can be used, including some that consist of two layers, and others that consist of three layers.
APP (Atactic Polypropylene) torch down roofing membranes are made with plastic, while SBS torch down roofing membranes are made with rubber. SBS has a lower melting point compared to APP and can be applied with a self-adhesive mixture.
The core layer of a torch down roof is generally made of polyester or fiberglass, and some manufactures add granules to the top in order to make the material fire-resistant and resistant to damage from the sun’s UV rays. Granules can also be used to add color to a rooftop.
Snow can be a major problem for flat roofs because it doesn’t go anywhere until it melts. Granulated torch down roofing is water-resistant and shouldn’t cause any issues as long as it was installed properly.
If you have to choose between built-up roofing installed with a hot mop, or granulated torch down, go with torch down. It will provide better protection for your roof against punctures and UV rays. It’s a little more of an investment, but you can’t put a price tag on a quality roof.
