Professional Roof Repairs

Roof Repairs
Done Right The First Time.

Rooftop

Your roof is your home’s first line of defense against storms, wind, rain, and other harsh elements, so it’s critical to have it inspected and repaired by professional roofers. Issues with your roof can be costly, but they can also be dangerous.

It’s important to hire a professional roofing contractor to fix your roof because repairing your own roof is dangerous. It’s also difficult for homeowners to pinpoint problems since they don’t have the eye of a roofer. For instance, if you notice you’re missing a couple of shingles, you might just replace them without a second thought. Missing shingles can be a sign of more extensive damage, and if you can’t identify the cause, you might miss an important repair.

Don't postpone roof repairs

If you need roof repairs, it’s crucial that you get it taken care of as soon as possible. Waiting too long can have devastating consequences, especially if water damage is involved. Here are 9 of the most important reasons to have your roof repaired right away:

1. Damaged shingles won’t protect your roof

No matter what type of shingles you have installed, they serve one purpose: to protect your roof. Good shingles will protect against the elements, including the UV rays from the sun, rainwater, storms, and even moss growth.

If your shingles are damaged in any way, it may lead to expensive consequences.

Signs your shingles are damaged:

Your shingles are cracked, curled, or even missing. This is common with older roofs, but it can happen to newer roofs exposed to harsh weather and/or damage.

Your shingles are extremely dirty or appear dark. If some shingles are darker than others and it’s not the original color, that indicates you might have mold and mildew growing on your shingles.

Your shingles have lost granules. If you find granules in the gutter, you have damaged shingles that aren’t providing proper protection. Granules provide an important layer of protection on the surface layer of your shingles.

2. Temporary fixes aren’t supposed to be long-term

Implementing a temporary solution is great, but it’s not meant to be long-term. No matter how much relief it provides you in the moment, you should never rely on temporary fixes for your roof. Whether it’s patching a leaky shingle with tar or tossing a tarp over your leaking vent, eventually your temporary solution will fail and you will need professional repairs.

3. Prolonged water damage is dangerous and expensive

When you live in a wet state like Washington, water damage is something you can’t afford to ignore. It might start as a small drip, but by the time you become aware of it, it’s spread throughout a large section of your roof. The problem is that you won’t always know there’s a leak until it’s too late and the water is dripping (or pouring) through your ceiling into your home.

Not only will the dripping water damage your belongings, furniture, carpet, or hardwood floors inside your house, but it’s also a sign that your roof is already water damaged to an extent. It’s critical to call for roof repairs the second you notice a leak because it will only get worse. Even if you manage to stop the leak on the outside, the internal damage won’t go away.

When the structure of your home is exposed to water, it starts to become weak and given enough time, it will rot. In severe cases, it might rot enough to make your roof collapse.

If you decide to sell your home in the future and don’t disclose that you’ve only re-patched an ongoing leak for the last decade, if discovered, your buyer might be able to back out of the contract and/or you might be held financially responsible for the repairs.

Ignoring water damage can cause:

  • Health and safety risks. When wood becomes soaked with water, you can end up with mold growth. Breathing in mold spores is bad for your health and can make you extremely sick. If that mold gets into your central HVAC system, it will be distributed throughout your home.
  • Electrical hazards. Water damage near electrical wiring or outlets can cause a fire, injury, and death from electrocution.
  • Structural damage. Simply put, water will eventually make your home’s wooden structure start to rot, which is costly to replace.
  • Decreased home value. It’s hard to sell a water-damaged home for full price. Sometimes, people don’t even want to deal with the repairs, even for a discount.
  • Increased utility bills. If water damages your insulation and makes it insufficient, you can expect higher energy bills.
  • Bad odors. Unchecked water damage can create a very unpleasant musty odor that is difficult to eliminate.
  • Damage to your belongings. You can’t control where water leaks into your home, and if it happens to be above your furniture, you’ll likely have to replace it. Furniture doesn’t dry out well, especially mattresses. For example, a little bit of moisture in a mattress will turn into mold and mildew fast and you won’t be able to get it out.

To keep your home safe and in good shape to preserve its value, don’t wait to get a leaky roof repaired.

4. Existing damage will get worse with time

No matter what type of rooftop damage you’re dealing with, from worn shingles to a crumbling chimney, it will only get worse. Everything in the material world tends to decay over time naturally. This is known as entropy. Some things decay slower than others, but everything material is headed in the same general direction.

If you don’t intervene to fix even small problems with your roof now, those problems will likely be worse in a month or a year.

Some repairs are simple and easy, and our team of expert roofers can be in and out in less than a day. Sometimes just a few hours. Don’t let small issues slip fall to the wayside – call us for a free estimate at (253) 377-3800 and we’ll get your roof fixed fast.

5. Crumbling chimneys look awful

If you care about how the exterior of your home looks, or if there’s a chance you might sell your property in the future, you don’t want a crumbling chimney that looks like it’s about to fall apart. It might not be leaking, but leaks aren’t the only problem with old chimneys. Nothing kills curb appeal faster than a protrusion that looks like it hasn’t been taken care of in decades.

The most practical solution is to have your chimney rebuilt. Sometimes, it takes more time and effort to repair a chimney than it does to build a new structure. If you’re attached to your chimney’s design, you can have it rebuilt in a similar style. If that’s not possible, consider finding a new style you love.

The older chimneys get, the more susceptible they are to damage from storms, rain, wind, and tree branches. Masonry chimneys will start to chip over time and sometimes bricks will go missing. You don’t want missing bricks in a masonry chimney because that’s like playing a game of Jenga on your rooftop – as your chimney weakens over time, at any moment it could all come topping down on top of you, your family, or anyone else who happens to be below.

6. Skylights will leak until they’re installed correctly

Skylights are amazing because they allow sunlight into your home through the ceiling, but they come at a cost: when improperly installed, they leak like crazy. Unfortunately, the majority of skylights are installed wrong and that’s why they have a bad rap. It’s not that skylights are bad – most leaks are caused by poor installation. Sometimes leaks are also caused by cheap skylights that crack and let water inside when it rains.

At AAA#1 Roofing, we are skylight pros, and if you’re dealing with a leaking skylight, we’ll replace it with a sturdy skylight and install it correctly so you don’t have to deal with leaks.

7. Bigger problems cost more to fix

Roof damage has a cumulative effect. Issues that start small usually require less time and fewer materials to repair, which keeps the cost low. However, some small issues grow bigger when ignored, increasing the cost of repair.

As a general rule, the larger a problem, the most it will cost to fix. We’ve already discussed how water damage can continue degrading your home’s structure when ignored, but this applies to other issues, too. For example, if you have a small hole in your roof from tree damage, that are of your roof is now weak and more susceptible to additional damage.

8. Ignoring repairs can make you lose an insurance claim

If you don’t regularly maintain your roof and take care of common, simple repairs, there’s a big chance your homeowners insurance provider will deny future claims even if the damage isn’t related. Say three years from now, your roof gets damaged in a storm and repairs are covered under your policy. Your insurance company sends someone out and discovers that you haven’t maintained your roof for years, and there is pre-existing damage. They’ll say they can’t tell what was caused by the storm or your neglect and your claim will be denied. In this case, you probably won’t win an appeal.

No matter how small a repair may seem, get it repaired by a pro so it doesn’t become the reason your future insurance claim gets denied.

9. You can get repairs financed

If the main reason you’re putting off repairs is because of finances, don’t worry because you can get your roof repairs financed. At AAA#1 Roofing, we offer financing options, and if approved, you can get up to $200,000 in just 2-3 business days for your roof repairs.
